Carefully review your lease if the lease states that the rent is not due on a Saturday or Sunday or a holiday--that it's due on the next business day. In that case, you must wait until the day after the next business day to serve the three-day notice. The three-day notice can be served by you or anyone else that they must be at least 18 years old. Ideally, you want to personally serve each person that's named on the lease. If your tenant has a co-tenant that is not on the lease, you'll want to serve that person separately, too. The first method of service is personal service.
